What types of sweeping companies are best for private communities?
Would you buy a hamburger from 7-11? How about from Del Taco? You could, they both sell a lot of them.
Given a choice, I would wager that In-N-Out or perhaps Five Guys would be the hands down winner. There is nothing wrong with 7-11 or Del Taco. They just don’t specialize or focus their entire company on making a great hamburger. The sweeping industry is the same.
The “Sweeping” industry is five different sub-industries, very similar to the way property management has sub-industries. Managers of retail properties, HOA’s or commercial buildings focus on very different things.
The various Sweeping Industries include:
Parking Lot Sweeping - Work at night, no need for duel steering trucks or dust control. No one complains about a dusty sweeper at night.
Highway Sweeping – Large Broom Sweepers, often union, paid hourly.
Municipal Sweeping– Large Broom or Air sweepers, paid by the mile. Production focused on completing 20-40 miles a day.
Construction Sweeping – Large broom sweepers, paid by the hour. The rough nature takes a toll on the equipment. A typical job is made up of 20+ passes over the same ground, or even back and forth on the same street all day.
Private Streets HOA’s, Gated Communities, Condos, Mobil Home Park Sweeping – Large or specialty air sweepers. This is the most demanding type of sweeping as working around people’s homes requires good dust control, a focus on safety, slower sweeping speeds, people skills, and upgraded specialty equipment.
Most sweeping companies work in two or more of the sub-industries. i.e., A company might be 80% parking lots and a handful of apartments or condo’s added to the end of the night crews route. It’s easy to identify a Parking Lot Sweeper working in a community as the trucks are smaller and they have to travel the wrong way against traffic, often followed by a cloud of dust.
There could also be a construction sweeping company that has a few dozen HOA’s to provide some diversification. If a weeklong $5,000 construction job comes in, what happens to the $150 HOA on the schedule?
